Building communities together

Based on our extensive experience, we recognise the positive impact that a proper management structure can have during the life of a community

Our methodology towards community planning is backed by our experience in the field and our involvement in managing large and complex operational communities.

In order to provide and deliver on a client desired concept, we not only utilise our own expertise and experience but also work with other professional specialists such as surveyors and lawyers.

We provide our client with a plan of action and a suite of management documents, including:

  • Community governance documentation
  • Facilitating the creation of survey plans of the common areas
  • Operational and long term capital replacement budgets

Understanding your unique needs

We usually commence discussions with our client to gain details concerning essential background information, current status, requirements and future objectives including:

  • Intended retained ownership of private, common and infrastructure elements
  • Anticipated and permissible unit owner involvement in management matters
  • Consideration of minimum standards for common area service delivery
  • The impacts on the long term asset and ‘brand’ value of the community
  • Infrastructure usage and considerations for apportioning operational cost sharing units
  • Discuss an appropriate basis of charging and collection of service fees

Structure plan

We will co-ordinate the preparation of a structuring statement and plan. Initially provided in draft format for discussion purposes, once accepted, this document will provide an achievable structure that will enable and facilitate the goals, objectives and requirements set forth for the community.

Governance documentation

We will actively facilitate the preparation of the necessary governance documentation. These documents will include: community membership declaration (community covenants) and community rules.  We will review these documents in detail and suggest amendments based on operational experience and recognised community management best practices.

Implementation

We work with stakeholders to perform the following key stages critical in the implementation of the structure and final mobilisation of the community. This includes:

  • Comparison of service providers
  • Service fee modelling and budget
  • Capital expenditure budgeting
  • General planning
  • Workshops
  • Strategy development
